EAST/WEST PROPERTIES mission is to identify properties in
real estate markets in the United States that provide cash
flow and return on investment to investors. Appreciation is
a bonus but not necessary for these investments to make sense. Each
market has a field partner who is an expert in that market.
We specialize in finding the right properties in the right
neighborhoods and helping you, the investor, put together a
team to manage your properties. This team could include
property managers, bankers, insurance agents, contractors,
attorneys, handymen, bird dogs, realtors and others. We
help you through the sales process and are available for consultation
after the sale.
Investing in real estate is exciting, dynamic and rewarding.
You may choose to be active or passive, but even the passive
investor needs to do due diligence, and provide leadership
for the field team. We offer via the INVESTMENT PROPERTIES
tabs several types of properties in various markets:
- Wholesale Properties:
These undervalued often vacant properties come to us from
REO (bank owned properties)
Internet web site and advertising.
- Newspaper, signs, presence in the market.
- “Bird Dogs” We pay a $500 finders fee if you
identify a property and we buy it.
- Wholesale properties
can be bought “as is”. Sometimes East/West
can assign you a Property, for a fee that we have under contract.
Often the best strategy is to buy and fix
up for cash, then sell or refinance and pull cash out and
rent for cash flow.
- Rehabbed Properties. Rehabbed
to us means:
1. All the mechanicals (furnaces, plumbing and electrical)
are in good condition.
2. Utilities are usually separated, so the tenant can
pay gas and electric bills.
3. Roof, siding and foundation are in good condition with
no repairs necessary
4. Kitchens and bathrooms are in good and clean condition
with fresh paint and functioning plumbing.
5. All other rooms have new or clean carpets or floors and
fresh paint.
6. Basements are either dry or have sump pump set-ups.
- MLS
listed properties: East/West Properties and our
field partners can identify good investment properties for
you. We can act as your real estate buyer’s agent in
some states or take an “education fee” for helping
you through the process in others.
- 1-4 unit properties are financed with residential loans
and show up on your credit report. 5 units and up properties
are financed with commercial loans and don’t show up
on your credit report.
